YORK COUNTY – The Nebraska Department of Revenue (Property Assessment Division) and the York County Assessor’s Office say owners of destroyed property need to file their reports before July 15. Form 425 is to be used by owners of real property whose property “has suffered significant property damage between Jan. 1 and before July 1 of the current assessment year. The property owner may file Form 425 with the county clerk on or before July 15.
“Form 425A is to be used by the county assessors when a Form 425 is filed, which will report to the county board of equalization the findings of the property after an inspection and review of the property after the damage has occurred.” The report is a request for the county board of equalization to consider the real property damage reflected in the report and determine if any adjustments should be made to the property’s assessed value. Significant property damage means: damage to an improvement exceeding 20% of the improvement’s assessed value in the current tax year or damage to the land exceeding 20% of the land’s assessed value in the current tax year.
